Mortgage Rates Are Tied for Their Lowest Level Since September. Here's What Moved Them
Monday turned out to be a solid day for mortgage rates. According to Matthew Graham at Mortgage News Daily, the underlying bond market improved modestly to start the week, helped by a combination of sharply lower oil prices and another drop in tech-related stocks. Lenders played it safe and set today's rates perfectly in line with Friday's, which ties the top-tier 30-year fixed for its lowest level since September 23, 2026.
What actually pushed rates down today
Oil prices haven't had a reliable effect on rates over the past month, but Graham notes today's drop was large enough to help some. That mattered because there was a real headwind working against rates at the same time. Once per quarter, the US Treasury updates its estimated Treasury auction amounts, and today's update pointed toward more borrowing ahead. Treasuries underpin nearly every interest rate in the country, so when supply rises and demand doesn't keep pace, it puts upward pressure on rates. Graham describes today's version of that pressure as modest but noticeable, meaning it was there; it just wasn't enough to undo the improvement from oil and tech stocks.
Where the rest of the board landed
The 30-year fixed sits at 7.27%, unchanged on the day. The 15-year fixed is also flat at 6.92%, 30-year FHA ticked up slightly to 6.91%, 30-year jumbo eased to 7.52%, and 30-year VA ticked up to 6.92%. The 7/6 SOFR ARM fell more sharply to 6.70%. On the bond side, the 10-year Treasury yield eased to 4.905%, and 30-year UMBS 6.0 bonds gained a little ground to 99.87, both in line with the mild improvement in rates.
What this means if you're watching rates right now
Tied for the lowest level since late September is worth paying attention to, especially with a real headwind in the mix today that could have pushed things the other way. It's a sign the recent improvement has some real support behind it rather than being a fluke. If you've been waiting for a better window to buy or refinance, this is close to the best stretch rates have offered in over a month.
