Mortgage Rates Just Hit 7.50%, the Highest Since April 2024
Friday afternoon had given buyers a little hope. Bonds rallied, mortgage rates improved, and it looked like the two-week climb might be easing off. Then today happened. According to Mortgage News Daily's daily rate index, the top-tier 30-year fixed rate bounced back up to 7.50%, the average lender's highest rate since April 30, 2024.
It's not really about oil this time
There's been a real short-term relationship between oil prices and mortgage rates over the past six months, but today didn't follow that pattern cleanly. At points during the day, higher rates did line up with higher oil prices, but oil actually fell all the way back down to Friday afternoon's levels at one point while rates stayed elevated anyway. Whatever's driving this move, it isn't simply oil.
So what is driving it
The honest answer is the same list that's been building for weeks: strong economic data, anxiety that upcoming data will come in strong too, supply and demand issues in the Treasury market, and generally elevated bond market supply. Nothing on that list is new as of today specifically; there just wasn't anything today to push back against it either.
Where the rest of the numbers sit
The 15-year fixed moved up to 7.12%. FHA 30-year sits at 7.17%, jumbo 30-year at 7.56%, and VA 30-year at 7.19%. The 7/6 SOFR held flat at 6.85%, the one rate that didn't move today. On the bond side, the 10-year Treasury yield rose to 5.235%, and 30-year UMBS 6.0 bonds lost ground, both consistent with the pressure pushing mortgage rates higher.
What this means if you're shopping right now
Going back to April 2024 to find a comparable rate tells you this is a real move, not noise. If you're actively house hunting or thinking about locking in a rate, the honest advice is the same as it's been through this whole stretch: don't try to perfectly time a bond market that even the people who watch it for a living can't predict day to day.
