The morning and the afternoon told two different stories
Bonds, which drive mortgage rates, were at their weakest point of the day right around 9:30 to 10:30 am ET, exactly when most lenders publish their first rates of the morning. That's the number that made headlines. But bonds recovered some ground later in the day after oil prices pulled back from their highs. A solid handful of lenders updated their rates that afternoon, bringing them much closer to where they sat on Friday.
Why your rate quote depends on your lender, and your timing
There's more variability between lenders than usual right now. Some locked in that weaker morning pricing and never updated it. Others caught the afternoon improvement.
