Thinking About Buying This Fall? Ask Yourself These Five Questions First
Most real estate content this time of year pushes you to buy before the window closes. This one goes the other direction. Not every season is the right season to buy a home, and sometimes the most useful thing an agent can do is help you figure out if now is actually one of those times, or if it makes more sense to wait. Here are five situations worth checking yourself against before you start touring houses this fall.
Moving during the holidays is its own kind of stress
Closing on a house is already a lot to manage. Add holiday shopping, family visiting, travel plans, and the usual end-of-year chaos, and the timeline gets tight fast. Coordinating movers, deliveries, and a closing date around the holidays can turn into a logistical nightmare, especially if anything shifts even a few days in either direction. That alone is reason enough for some buyers to aim for a calmer stretch on the calendar.
Saying you'll buy isn't the same as it being the right time
Plenty of people told themselves they'd buy a house this year, and that's a fine goal to have. But inventory right now is limited in a lot of areas, and limited inventory means more compromise. If nothing currently on the market actually fits what you need, buying just to say you bought a house this year isn't a great reason to buy. It's worth being honest with yourself about whether you're shopping to solve a real need or just to hit a personal deadline.
A big life change next year should factor into this year's decision
If you're expecting something major in the next twelve months- a new job, a growing family, a relocation- it's worth pausing before you lock in a home now. A new job or other major life change could completely shift what you actually need in a house, from the number of bedrooms to the neighborhood to how close you need to be to work. Buying ahead of that kind of change can mean buying the wrong house for where your life is actually headed.
An unguaranteed bonus isn't a down payment plan
If part of your plan depends on a year-end bonus to make the numbers work, take a hard look at how guaranteed that money really is. If it isn't guaranteed, it's risky to build your entire buying plan around it. A solid purchase should hold up even if that bonus comes in smaller than expected, or not at all.
My job isn't to talk you into buying
As an agent, my job isn't to convince anyone to buy a house. It's to help you figure out if buying actually makes sense for you right now, based on your timeline, your finances, and what's actually available. If any of the situations above sound familiar, that's not a reason to feel behind. It's a reason to have an honest conversation before you commit to anything. Reach out and let's talk through where you actually stand.
