Sellers: 5 Smarter Ways to Attract Buyers Without Cutting Your Price

Cutting the price is the move most sellers reach for first, but it's not the only lever available, and often it's not even the most effective one. Here are five moves that can attract buyers without touching the number on the sign.

A closing cost credit does more than a price cut

The math on this one surprises most sellers. A $10,000 price cut saves a buyer less than $1,000 upfront, because that reduction gets spread across the life of the loan. A $10,000 closing cost credit, on the other hand, saves that same buyer all $10,000 right away, money they'd otherwise need to bring to the table. Same dollar amount, very different impact on whether a buyer can actually get to the closing table.

Help lower their rate, the way builders do

Builders have been winning buyers with low rates for a while now, and the strategy works just as well for an individual seller. Using part of your proceeds to buy down a buyer's rate, even temporarily, can make a monthly payment pencil out for someone who'd otherwise walk away from an offer that's actually fair on price.

Get an inspection before you list

One in seven deals fell through in July, according to Redfin, and inspection issues are consistently a top reason why. Ordering your own inspection before you list lets you find problems on your terms, with time to fix what's fixable or price around what isn't, instead of a buyer's inspector finding them for you mid-contract.

You only need to stage three rooms

Staging the entire house isn't necessary to make a strong impression. Focus on the living room, the primary bedroom, and the kitchen. Those three rooms do most of the work in how a buyer feels about a home, and concentrating your time and budget there goes further than spreading it thin across every room in the house.

Let buyers decide how to use the credit

Instead of guessing what a buyer wants, offer one amount and let them choose how to use it: less cash upfront, a lower rate, or a lower price. Different buyers have different priorities, and giving them the choice often closes the gap faster than trying to anticipate it yourself.

None of these require cutting your price, but all of them require knowing your numbers and your buyer pool well enough to use them correctly. If you're prepping to list and want to talk through which of these actually fits your situation, reach out and let's go through it.
