Thinking About Buying a House? Follow This Game Plan First

If you're even remotely considering buying a home in the near future, the biggest mistake I see buyers make is jumping straight into scrolling listings. Before you fall in love with a kitchen on Zillow, there's a short list of questions worth answering. Get these right, and the entire search gets faster, cheaper, and a lot less stressful.

1. Define Your Primary Motivation

Why are you actually buying? More space, a shorter commute, better schools, an investment, getting out of a lease? Your "why" is what gives your search direction. Without it, you'll end up touring houses that don't actually solve the problem you're trying to solve.

2. Get Clear on Your Non-Negotiables

Start by listing what you don't want first, things like a long work commute or no yard. Then build out 3–5 true must-haves. These are the deal-breakers that should filter every listing you look at.

3. Keep Your Nice-to-Haves Separate

Granite countertops, a pool, a finished basement- keep this list entirely separate from your must-haves. Mixing the two is how buyers talk themselves out of great homes over things that don't actually matter.

4. Understand the 7/10 Rule

A 10-out-of-10 house almost never happens. But a 7/10 home in a 10/10 location? That's realistic, and honestly, it's usually the smarter buy. Location is much harder to change than a kitchen.

5. Know Your Timing

Factor in the real-world clock, lease end dates, an upcoming move, school year cutoffs. Timing shapes how aggressive or patient you can afford to be in your search.

Get Your Finances Locked In Before You Tour a Single Home

Once your game plan is set, there are a few money questions to answer honestly:

  • Are you thinking in terms of purchase price or monthly payment?
  • Are you paying cash or financing?

Pre-approval should happen before you tour a single home. From there, freeze your financial picture until closing:

  • No new car purchases
  • No job changes
  • No new credit accounts

The home search gets a lot easier and a lot more defined. You'll know exactly what you're looking for, what you can afford, and what you're willing to compromise on, which means less wasted time and a lot less second-guessing.
